Interior architect consultation before costly home decisions
Before you buy, build or renovate a home, I help you assess the potential and the risks of your plans and make the key decisions in the right order.
I look at the layout, furniture placement, light and materials as a whole. You receive a personal decision plan with my recommended design directions and next steps: what to decide now, what next and what can wait.

The consultation includes
01 · Preliminary analysis
Before we meet, I analyse your floor plans, photos and questions and map out the topics worth focusing on. This way we start the meeting with the important decisions rather than with gathering background information.
02 · 90-min main consultation
We look at your home as a whole, focusing on the questions agreed in the preliminary analysis. We cover the layout, furniture placement, lighting, materials and key technical details according to the needs of your project. The priority is decisions that are difficult or costly to change later. We meet at your property or online, as agreed.
03 · Personal KO decision plan
After the main consultation you receive a KO decision plan prepared for your home: the key observations and risks, recommended design directions and concrete next steps. Decisions are divided into three: decide now, solve next, can wait. If needed, I add notes to your floor plan.
I send the decision plan within 3 working days of the main consultation.
04 · 30-min follow-up consultation
Once you have worked through the decision plan, we meet for another 30 minutes to go over the questions that have come up and any decisions that need clarifying. The follow-up can be used within 14 days of receiving the decision plan.

The right moment for a consultation
- before buying a home or approving changes with the developer;
- before renovation or construction begins;
- before finalising electrical points and the lighting plan;
- before ordering a kitchen or custom furniture;
- when the project is already under way but a room or a solution does not feel right;
- when you have many decisions at once and want to review them with an interior architect.
The result
You do not have to lock in every choice at once. You have a well-founded design direction and a clear plan for the next steps.

Jane Riikjärv · interior architect
I graduated cum laude as an interior architect from the Estonian Academy of Arts. My work starts from spatial logic — how people move through a home, how the rooms relate to each other and how the layout truly supports everyday life.
Equally important is well-considered lighting. For me, light is not the final layer or simply a choice of fixtures, but part of the architecture of the space. It shapes proportions, brings out materials and determines much of how a room feels at different times of the day.
I am interested in solutions where layout, proportions, light, materials and details form one whole — and where the important decisions are thought through before they become difficult to change during construction.
A good interior does not come from individual beautiful choices, but from how the space works as a whole.

Client experiences
“Although we had a clear vision for building our house and the interior style was settled, there are always questions and small details you have to decide so that the whole home fits together. That is why the consultation with Jane was extremely valuable and essential — to bounce ideas around and gain confidence in decisions such as wall colours, skirting boards, the height of light fixtures and so on, which would have been very costly and time-consuming to change later. I recommend everyone to work with an interior architect in one way or another, and Jane is an excellent choice. What impressed me most was that after the consultation she also sent a thorough written summary.”
Kristel Tuul · biohacker and women’s success coach
“Jane Riikjärv helped us brilliantly with the room layout and found the best, well-thought-out solutions for our home. A very professional and pleasant collaboration!”

FAQ
Is the consultation suitable if construction or renovation has already started?
Yes. We review which decisions are still sensible to change and how to achieve the best result within the existing constraints.
What do I need to send before the consultation?
Floor plans, existing photos and the questions or topics you would like my assessment on. If needed, I will let you know before the meeting what other information I need.
Can we focus on just one room or a specific problem?
Yes. The consultation can cover the whole home or focus on one important topic — for example the layout, the kitchen, lighting or furniture placement.
Where does the consultation take place?
In person in Tallinn, Pärnu and Otepää. Online consultations are available throughout Estonia.
Does the consultation take place on site or online?
Both are possible. We agree on the right format based on your project and your questions.
What does the KO Decision Plan include?
You receive a personal overview of the main observations and risks, my recommended design directions and the next steps. If needed, I will resolve the most problematic detail or concern for you. Decisions are ordered by what is worth doing now, what comes next and what can wait.
Does the consultation replace an interior architecture project?
No. The consultation is meant for getting a professional assessment and decision support. It does not include full-scale design or a set of working drawings.
The number of consultations per month is limited, because I review every space personally. The calendar shows only genuinely available times.
